The work environment of New Millennium is one of comfort, happiness, challenge,
and excitement. Our current employees truly enjoy coming to work everyday.
Each individual employee has brought something unique to New Millennium, and the
strong work ethics within all of us are what have made this environment so

Assigned Builder Accounts
Another asset of NMMC is the assigned builder accounts, or assigned realtor
accounts. The originators job is to get more transactions, meet with customers,
tell them about the NMMC story and how NMMC wants to be their lender for life. At
NMMC you leave getting new builder accounts up to management.
Management will set you up with an account. When you have a company assigned
account, it’s your responsibility as the originator to work Saturday and Sunday.
MANDATORY. You have to work Saturday 10-6 and Sunday 10-6 at your builder
assigned account. Another responsibility of the originators is to be at our
weekly meetings when we bring in new investors, new talent, new lawyers, people
to educate you about the mortgage business.
The rest of your time is yours for you to run your own business. Our Mado is if
you get 10 deals or more per month, NMMC works for you, less than 10 deals a
month, then you work for NMMC. A lot of responsibility comes with being an
originator for NMMC. You have to play by the rules, follow the procedures, and
maintain our proven track record of getting originators to originate more than 10
deals a month on a regular basis, and you will make more money than you’ve ever
dreamed of. Steve Holland’s philosophy is “I make people rich”. He wants everyone
around him to make millions.

Paid Business Trips
One great advantage of working for NMMC is our business trips. In this industry
you are traveling all over the country. We just got back from Canada; we went to
Mexico, Atlanta, California, and Florida. A lot of this industry is nationwide.
You have to travel all over the continent to get information, and valuable
training to help you originate more transactions. These trips, depending on your
origination, are company paid. You have the ability to go all over the country
to learn more, to become better in this business, to expand your business
(i.e. develop new relationships), and to make more money, and NMMC will pay for
it.
These trips are taken for a couple of reasons, mostly for training seminars and
social events. Social events usually include entertaining 3 to 10 builder
accounts, going with them some place to thank them for their business. These
events can also be reversed, where our builder accounts are taking us out to
thank us for the service we provide. (Also company-paid for)
A company paid business trip is probably something you will see at least once a
quarter. And with out question you will have some sort of training once a
quarter, whether it would be an underwriting round table or something about
RESPA, TIL, GFE. We will provide something that is going to educate you to make
you a better originator because we know that it’s you on the ground level, you
the originators who are the ones to bring us the transactions, and we want you to
be as successful as possible.

American Golf Country Clubs
A significant benefit of joining New Millennium is our membership with Eagle

Be Your Own Boss
Another great thing about NMMC is having control of your schedule. You decide when you
want to work and you run your own business. You're the master of your own fate. Look at
it as "Your Company". NMMC is there to do your marketing, get your title work done, get
your loans processed, get your appraisals done, get your loans closed through
underwriting, and get them funded, that's our job. We are looking to partner with you to
help you run your own business and take control of it. Let us help you get rich and enjoy
your life.
Yes you're going to work weekends if you decide to have builder assigned accounts, yes
you're going to have to be at our meetings know matter what. But other than that it's
your life, it's your business. Don't let the business run your life! We're going to keep
you legal, we're going to educate you the best we can, and we're going to help you get
more loans and help you increase your income. But you do your own thing. Look at it as
your business, your company, and you running your own business. Act as if you own it, it's
your name. NMMC simply is an intermediary, which you choose to run your loans through.
We're going to help you free up your life, so you can have more fun, you can have more
free time, spend more time with your family, you can play more golf, you can travel more,
you can see more movies; whatever it is you need, we're simply here to back you up.

Company Paid Cell Phone and Laptop
Another asset with NMMC is a paid cell phone. The company pays it in full every,
single month. Other things that are company paid for are your laptop, your
automation, all of your software, and all of your paperwork. We’re going to pay
for everything in regards to getting the loan done for you. Making sure you
always have state of the art equipment, whether that ends up being computers or
a communication tools like cell phones, NMMC takes care of its originator’s.
Without them, we’re out of business.

Training
Training is yet another benefit of working for NMMC. Our training program is so
thorough that you can receive college credit for it. The training program at
NMMC focuses on taking a person at any level, and giving them the skills
necessary to make them the best. We’ve taken people from Irish trade students
and have taught them the mortgage business, making them successful originators.
We’ve taken people right out of high school, not one day of college and made
them successful back office managers, and turned them into successful
originators. Our training is something we pride ourselves about at NMMC. (i.e.
Professional Development, Franklin Covey Classes, etc.) We not only focus on
training, but time management as well. Every employee has the opportunity to
attend Franklin Covey’s Time Management Seminar (company-paid).

In-House Underwriting
At New Millennium Mortgage Corporation (NMMC) we have in-house underwriting. You
have access to an underwriter 24 hours a day, seven days a week. Our
underwriting also has same day turn around. When you pull in a transaction, or
if you have a question about a transaction you can us your Nextel phone (which
is paid for by NMMC) to Nextel your underwriter and ask them a question at any
time: whether you are working on the weekend, or whether you’re at an
application at 8:00 in the evening. This allows you to get the answer you need
and get the applications that you need to get. And best of all, this allows
you to make the income that you need and deserve to make.
What it basically comes down to is that NMMC has in-house underwriting and same
day turn-around to give you the answers that you need so that you can originate
more loans and make more money.

Direct Sellers to Fannie Mae or Freddie Mac
At NMMC we sell our loans directly to Fannie Mae or Freddie Mac. What that means
to you, as an originator, is that you don’t have other bankers or brokers causing
friction. One benefit of this is that it helps eliminate many fees. If you are
going to sell a transaction to another banker or broker, they often have $500.00
to $600.00 in fees, which actually ends up being taken out of your profits. These
fees are given to another banking institution. At NMMC we sell directly to Fannie
Mae or Freddie Mac, where their fees are only approximately $100.00. So from the
gross profitability of that loan, this allows our originators to make an
additional $400-$500 per loan, maximizing your profitability.
Another benefit of selling directly to Fannie Mae or Freddie Mac is that they
quote you the best interest rate in the market. Every single day you will get
rate sheets e-mailed to you from Fannie Mae or Freddie Mac. When they e-mail you
those rate sheets you know you’re getting the best rates for your customer.
These daily rate sheets assist you in two ways. One, they allow you to always
have the best interest rate, and two, they allow you to be comfortable and
confident standing before the customers, who we refer to as our friends, saying
that this is the best interest rate that they can get.
Selling directly to Fannie Mae or Freddie Mac also maximizes your profitability.
When your competitors are offering 7.5% rates on a 30-year fix, you’re offering
7.250% and still making a great commission and earning a great living. By NMMC
selling directly to Freddie Mac, it allows you to maximize your profitability
and gives the best interest rate to your customers.

Salary
NMMC customizes it compensation package for each originator. Some originators
like to have a base salary plus commission. That’s fine if that’s their comfort
zone, we make the commission structure fair for that originator and NMMC. Some
particular originators like to be on 100% commission and like to get more out
of the transaction (a larger percentage). Some of the originators like to have
a lot of their expense paid i.e. home office, cars. And some originators like
other things in their compensation plan. What it comes down to is that we’re
going to customize a compensation plan just for that particular originator,
which is fair for the originator and NMMC.

Our Own Appraisal Company
At NMMC we own our own appraisal company. You don’t have to wait in line, and
you don’t have to wait two to three weeks to get your appraisal done. If you
have a question on your refinance on whether or not that home is going to comp
or appraise out for the value that you are shooting for, just pick up that
Nextel and call your in-house appraiser. He is going to jump on that computer
and in minutes have your answer.
Having an in-house appraisal company allows you to get the right appraisal, get
value, and get the answers that you need so you can do what you need to do,
originate more loans and make more money.

Our Own Title Company
NMMC also owns its own title company, Builder’s Title Inc. Builder’s Title is
another advantage that we have over the competition for the following reasons.
In doing refinances, if that’s your focus, as an originator you have to pay
anywhere from $400.00 to $900.00 for a title company to do your transaction.
That’s profitability going out the window, and that can make or break you on
weather or not the person is going to do the refinance. NMMC ‘s refinance is
only $400.00. For that one time fee, Stewart Title can do the refinance in the
customer’s home and do the complete closing and the closing package for you,
giving you more flexibility and more value added services to your customers at
the lowest cost possible.
Having Builder’s Title as a subsidiary of NMMC is another tool that you have to
originate more loans, and add more value-added services to your customers,
maximizing your profitability as an originator.

Our Own Marketing Company
NMMC also has a subsidiary called Millennium Marketing (MM). MM is a self
sustaining marketing company that is there to do nothing but marketing for
NMMC’s originators. It’s not anything that’s charged to you…basically, these
services are free.
For example, we have an interactive CD-ROM that the marketing department will
customize for you, for a realtor, or a builder that provides a full explanation
of the services that NMMC offers to it’s customers. Another example of MM is
the rate sheets that the marketing department sends out for you on a weekly,
bi-weekly, or monthly basis. Flyers are yet another marketing piece that MM
makes for you, so you can offer value added services to your salespeople and
your realtors, to assist you in obtaining more loans.
This,like many of the other features of NMMC, gives the originator more free time,
so they can do nothing but get more loans. That’s the originator’s job, not
marketing.
By providing marketing material to your Builder and Realtor clients, you gain
an edge over the competition. The marketing material helps them sell more
homes, and you get more loans.

Our Processors
Another great asset to NMMC is our processing department. At NMMC if you do
more than 10 deals a month, NMMC works for you. We want to help you get more
transactions, we want to help increase your business, and help you make more
money. That being our main goal, we want to align you with the best processors,
or assistants, as possible. At NMMC you actually choose the processor that you
want to work with, or we will hire the processor you recommend. If you have
problems with one particular
processor and would like another, NMMC will go out and find somebody that works
with you and understands your process by going the extra mile to help you
originate more loans. That processor knows from the interview, from the start,
before they ever come to this company that their job is to help their originator
get more loans. We pride ourselves on doing anything to free the originator up
to do more loans.
In doing the transactions, it is the originator’s responsibility to input all
the fields; to complete the Automated Point of Sale (P.O.S.) Origination, and
get the documentation from the customer if they are doing less than 10 deals a
month. If they do more than 10 deals a month it’s the originator’s
responsibility to do the pre-qualification sheet. Once the pre-qualification
sheet is done they’ll give it to their processor. The processor will type it
into the application; the processor will call the customer, introduce them
selves to the customer, and fill out the rest of the application. The processor
also should have the customer send over all the necessary documents/information
to complete the application as much as possible, put the application together,
make sure it’s run through DU or LP, get it approved, and print out all the
documents for the application originator.
The originator goes with the documentation and the completed application back
to the customer, has the customer sign all the documents and tells the customer
about the necessary disclosures, tells NMMC’s story, gets the check, brings it
back to processing and that’s it.
If the originator has 10 deals or more 3 months in a row, then his/her job is
no longer to input the information into the computer. His/Her focus is to
complete the pre-qualification sheet and let processing do the rest. At that
stage we like to refer to the processor as an assistant. Once the originator
starts doing more than 10 transactions a month, that processor (of the
originators choice) turns into an assistant and we get another processor
underneath that person. NMMC concentrates on always allowing the originator
to be free to originate more deals, in turn giving the originator the
opportunity to make more money.

Our Trademark Software
Our trademark software tells you where your profitability lies and where your
money is coming from. We’ve had software built that actually is specifically
for your processor or yourself. When you hand in a check, you answer
approximately five questions.
- Where you got the loan from?
- Where you got the lead?
- How much time you spent with that lead source?
- How much time you put in with the client?
- Rating the loan 1-5, how easy was it to get from the lead source?
Then, when the loan closes, our funding department fills out another 10 questions regarding:
- The profitability on the loan.
- How much money you made?
- How long it took to get funding?
- How much time you spent throughout the process on servicing this particular loan?
- Time spent on the loan.
We have everything already done in the back room, where these questions are
answered and calculated into the software that is customized just for you,
telling you where your best lead source is, mathematically, quantifying
everything. It’s able to forecast your profitability on your commission telling
you how much time you might spend with one particular lead source. It actually
tells you where you should go and what you should do in the future, again
mathematically, quantifying everything about what’s smart about what you are
doing.
For example, maybe you have a favorite lead source that is a very good friend
of yours, and you spend a lot of time with him/her but you don’t make a lot
of money. It’s going to tell how much time you should spend, where you should
spend your time, and that you should direct your time towards somebody else.
This software will help you maximize your profitability, and maximize the
efficiency and effectiveness of your time, so you can make time for all of
the other important things you like to do, such as free time, golf, family, etc.
Again this is customized software that we had built just for us, patent and
trade marked. This is just one more benefit of joining NMMC.
